Westford Home Sales for June 2008

Another update on home sales in Westford.  This chart is for the month of June 2008.  Interestingly, June’s average sale price was lower, but the days on market were less and sellers, percentage wise, received closer to their asking price.  So what is the conclusion?  Couple of things: prices have edged down a bit, and sellers are pricing their homes to actually sell!

Why Buyers Have So Much More Power Today

You can’t pick up a newspaper today without seeing an article about how we’re in a buyer’s market.  But what they don’t tell you is how all the resources available to buyers on the web have shifted power to buyers, and I predict this is a permanent shift.

Over 90 percent of home buyers search for homes on the Internet before reaching out to any real estate agents.  It’s the amount and type of research these buyers are performing that will amaze you.   Here’s what some of the buyers I’ve been working with have told me about the research they do:

  • “I go to Google Earth to get an aerial view of the property and the neighborhood.  I check to see what’s around it and how the neighbors maintain their properties.”
  • “I went to the Registry of Deeds web site to find out how much the seller paid for the home, how much they mortgaged, and when they last refinanced.”
  • “I Google the names of the sellers to try to figure out their motivation for moving.”
  • “I checked the Westford Board of Assessor’s web page to see the assessed value.” 
  • “I’m always checking my MLS alerts for price changes.”

And of course, they tell me they’ve learned so much from reading my blog.
